Syracuse University continues student housing push with two new dorms near main campus

Syracuse, N.Y. — As part of a continuing project to increase and improve student housing near its main campus, Syracuse University today its plans to build two new residence halls, or dorms.

One will be a new 450-room dorm to be built on vacant lot at 700 Ostrom Ave., across from Thornden Park and the E.M. Mill Rose Garden. Construction should begin on that project this year, according to a news release SU sent out today.

The other new dorm will be located on the current location of the Marion and Kimmel residence and dining halls at the corner of Comstock and Waverly avenues. The size and timeline for that project has not yet been determined, according to the news release.

These projects will be the first new dorms built since Ernie Davis Hall opened in 2015.

But they come along with SU’s recent announcements that it plans to convert the Sheraton University Hotel on University Avenue and The Marshall apartment building on South Crouse Avenue into dorms aimed at second-year students. The university has owned the hotel for decades, and bought The Marshall, currently a market-rate apartment building, from a private developer in 2021.

Plans call for the conversion of the hotel at 801 University Ave. to to a 400-room dorm begin after commencement this May. Units in The Marshall, at 727 S. Crouse Ave., are expected to be available by the fall. It currently has 287 beds.

“Over the years, we’ve made renovations to residence hall bathrooms, and expanded and improved community spaces,” SU Chancellor Kent Syverud said in the news release. “But many of the residence halls on campus have remained largely the same for too long. Today’s students have dramatically different wants and needs for student housing. This ambitious plan will provide our students with the living environments they expect that will allow them to succeed and thrive.”
