MASSACHUSETTS — A three-house estate in Nantucket sold for a record $38,127,500, on June, 30 becoming the most expensive single-family property sold in Massachusetts.
The sellers were a Wyoming couple who bought the property for $16 million in 2006, according to Mass Live, citing public land records.
Banker & Tradesman, Listing Information Network Inc. and Compass management said the sale was the highest priced for a residential family home on Nantucket and in Massachusetts as a whole. The previous high, $36 million, was also in Nantucket.

Record-setting Nantucket compound for $38.1 million
Dubbed “Beam Ends,” the home includes a main house and two cottages on 3.6 acres of land, including 600 feet of beach frontage overlooking the Nantucket harbor, town and Brandt Point Lighthouse in Monomoy.
There’s a total of 15,332 square feet of living space between the three properties, including 29 rooms (eight bedrooms, seven full and four half bathrooms).
The main house encompasses more than 10,000 square feet with 3,000 square feet of outdoor space for entertaining, including covered terraces and a trellised entertainment area with an outdoor kitchen and dining spaces.
Marybeth Gilmartin Baugher and Shelly Tretter Lynch were the listing agents for the property, while the buyer, listed as Nantucket Mountain, LLC, of Chelmsford, was represented by sales agent Dalton Frasier. No further information on the buyer is available.
Privacy, phenomenal craftsmanship, location and water access are what make this property, “the jewel of Nantucket,” said Gilmartin Baugher.
“Not all waterfront is the same,” she said. “While it’s beautiful, this is magical. The sunsets in the evening on the harbor with its movement, motion and sounds, bring it to life. It’s incredible.”
