In 2023, there were 3,754 one-family dwelling sales across Staten Island, according to New York City Department of Finance data.
However, roughly 34% of the sales are listed with $0 sale prices, indicating that there was a transfer of ownership without any cash consideration, which typically takes place when a parent transfers a property to their child.
When excluding all sales listed with a $0 sales price, there were 2,476 single-family home sales, averaging $645,669, across Staten Island from January 2023 through December 2023, the most recent 12-month period currently available on the Finance Departmentโs website.
However, the average price varied significantly by area, with houses in the most expensive ZIP code selling for 62% more, on average, than houses in the least expensive ZIP code.
The most expensive ZIP code in the borough was 10304, which includes Todt Hill, Clifton, Concord, Emerson Hill, Stapleton and part of Dongan Hills, where the average sales price of a single-family home was $751,663 in 2023.
The least expensive ZIP code on Staten Island was 10302, which includes Port Richmond and Elm Park, where the average sales price was $463,310, nearly $300,000 less than in 10304.
