STATEN ISLAND, N.Y. — Thousands of single-family homes were sold across the borough in 2023, but the amount of monthly sales fluctuated significantly throughout the year.
In 2023, there were 3,754 one-family dwelling sales across Staten Island, according to New York City Department of Finance data.
However, roughly 34% of the sales are listed with $0 sale prices, indicating that there was a transfer of ownership without any cash consideration, which typically takes place when a parent transfers a property to their child.
When excluding all sales listed with a $0 sales price, there were 2,476 single-family home sales, averaging $645,669, across Staten Island from January 2023 through December 2023, the most recent 12-month period currently available on the Finance Department’s website.
The number of single-family homes sold varied on a monthly basis, with the busiest month recording over 300 sales and the slowest recording less than 50.
August was the market’s hottest month with 302 single-family homes sold on Staten Island, followed by June, which saw 272 sales, and then May, which recorded 266.
December had, by far, the fewest sales of any month with 40, more than 100 less than the next closest months of February, which had 158, and January, which had 169.
